We walk the land first

No plot goes on the site until we've visited in person — wet season or dry. We know the terrain, the neighbours, and the road in October.

Honest notes, not glossy copy

Every listing has an "Honest Notes" section. If the road is rough or the boundary is approximate, we say so upfront — not in the fine print.

No buyer commission

Our fee comes from the seller as a transparent finder's fee. You never pay us anything — and we disclose the fee amount before you sign anything.

Real legal paths only

We only recommend structures that are legally sound — registered 30-year leases, not "Thai company nominee" workarounds that are illegal under the Foreign Business Act.
