The Land

Not all Thai land is the same — and the difference matters enormously.

Thailand has multiple land title classifications. Only Chanote (Nor Sor 4 Jor) — the highest grade — gives you full ownership certainty and the ability to register a lease at the Land Office. We list only Chanote land. No exceptions, no compromises.

A Chanote title deed is verified at the Land Office in Mae Hong Son.

Can foreigners buy land in Thailand? +

Foreigners cannot own freehold land in Thailand. However, a registered 30-year leasehold agreement — drafted at the Land Office — is a secure and widely-used structure. It gives the lessee full rights to use, build on, and transfer the land for 30 years, with renewal options built in at signing.

What is a Chanote title deed? +

A Chanote (NS-4) is Thailand's highest class of land title — GPS-surveyed, satellite-mapped, and issued directly by the Land Department. It is the only title type we list. Lower-grade titles (NorSor 3, NorSor 3 Gor) carry boundary and ownership risks we do not accept.

How does a 30-year lease work in Thailand? +

A registered 30-year lease is signed at the Mae Hong Son Land Office and recorded on the title deed. We structure leases with a pre-agreed renewal option and right-of-transfer clause so your interest can be sold or passed on. All leases are drafted with licensed Thai lawyers before anything is signed.

How much does land cost in Pai? +

Pai is roughly 130 km northwest of Chiang Mai via the scenic Route 1095 (762 curves) — about 3 hours by car or minivan. Daily minivans run from Chiang Mai Arcade Bus Terminal. Pai also has a small airstrip with seasonal charter flights from Chiang Mai.
